What is CCOA?
CCOA stands for Crosscreeks Owners Association. We are a self-managed, mandatory homeowners association (HOA).
What are the HOA dues?
The HOA fees are used to maintain our over 5-acre Common Area, cover annual liability insurance for these spaces, and address minimal administrative costs required for legal compliance with the state of Michigan.
What does all of this mean?
The original developers of the Crosscreeks subdivision submitted the necessary documentation to the State of Michigan and Monroe County to establish the internal governance for our community, which ultimately led to the formation of our Homeowners Association (HOA).
As a result, when someone purchases a home within our subdivision, they are legally required to follow the rules and regulations set forth by the HOA. These guidelines are known as the Covenants, Conditions, and Restrictions (CCRs).
Do I have to pay HOA fees even if I don't use the Common Areas?
Yes, you are required to pay HOA fees, even if you do not use the Common Areas. In a mandatory homeowners association (HOA), all residents must contribute equally to the fees, regardless of their personal use of the shared spaces.
What does "self-managed" mean?
Our Homeowners Association (HOA) consists of 58 homes. We collect minimal fees from homeowners, which means we do not have the budget to hire a professional management company. As a result, we operate with a voluntary Board of Directors that oversees all activities within the HOA. The Board is made up of members from our community.
How does the HOA enforce rules?
Typically, rule violations are identified through inspections conducted by Board members, but homeowners within the HOA can also report violations. Once a violation is reported, the Association follows a step-by-step process for addressing persistent violations or non-payment of dues. Effective communication with the Board is essential! We are dedicated to working with you to resolve any issues, so please feel free to reach out to us.
In rare cases, the Board may need to take legal action against owners who consistently violate the guidelines.

I have an issue with a tree, but I'm uncertain whether it’s on my property or in the Common Area. Who should I contact?
