Church Ranches is a community that started development in the 1990's on the Church family ranchlands. It is nestled just outside of the NW corner of Calgary, and is part of the Bearspaw Community (Division 4) in Rocky View County.
Development and Building Information:
The Church Ranches Homeowners Association reviews all applications for building permits within 1-2 weeks. Construction or renovations must comply with the Church Ranches Restrictive Covenants. If there are any deviations from the Restrictive Covenants there is Restrictive Covenants Deviation process.
Lakes and Parklands:
Residents of Church Ranches enjoy seventy acres of private common lands and three lakes. (A fourth lake is private to residents whose lots are directly on the lake.) The lakes are stocked with trout for catch-and-release sport. They also feature docks, sand beaches and storage areas for non-motorized watercraft. The common lands have various trails that are accessible from different points in Church Ranches and a beach volleyball court. None of the common areas or lakes is open to the general public. Guests must be accompanied by a Church Ranches resident at all times. Church Ranches has regular security patrols on the common lands and trespassers are reported to the RCMP.
Church Ranches Homeowners Fees - Annual Dues:
Are $1150.00 for the 2025 year;
Are approved along with the budget annually at the CRHA AGM which occurs in February;
Are paid in full 60 days after being voted in at the annual AGM to avoid interest fees;
Cover the upkeep and maintenance of the private common lands and the lake systems. This includes lake management (for example, installing aeration equipment, maintaining the pumping system, stocking trout in the lakes, testing the lake water, maintaining the docks, watercraft storage racks and sand beaches), pathway system maintenance, weed control and mosquito abatement on the common lands and hiring the paid security patrols.
